Pre-Qualification

Before you set out to find your Orange County Dream home, we recommend you arrange for pre-qualification of a home loan. Besides allowing you to make a confident offer, a pre-qualification can help you determine the maximum amount you are capable to offer.

Presenting an Offer

Once you find your dream home, your consultant will prepare a purchase and sale agreement that defines the terms of your offer to purchase and deliver your offer to the seller. From there, there will be a series of steps your consultant will go over with you, including "counter offers" and other negotiable items.

Preparing For Closing

As soon as the seller accepts your offer to purchase, you should move quickly to satisfy any contingencies in the contract, such as the right to inspect the property and the clause giving you time to arrange financing. Financing will require the most time to arrange, so it's prudent to discuss this with your consultant and begin the process early. Once your loan is approved, a closing will be scheduled.

The Inspection Process

Depending on the type of financing you choose, there should be either 2 or 3 separate inspections on the home you want to purchase. The first should be your own basic inspection. The second should be a professional whole-house inspection by a reputable person. FHA or VA loans require a third inspection at the time of the appraisal, which to some degree amounts to a "mini-inspection."

Home Warranty

Home Protection Plans are available for purchase by a Buyer or Seller. Such plans may provide additional protection of certain systems and appliances in the home. A home warranty covers repair or replacement of some major and minor items and components of a house. Like any insurance policy, its value is tied to its use--if you never use the warranty, you could have saved its cost.

Homeowners Insurance

Unless you pay cash for your home, one of the requirements that will be made by your lender is proof of a valid homeowners insurance policy, secured before closing. This policy protects both your investment as well as the lenders from unforeseeable events and covers most home casualties, liability and personal property.
